Trilogy at Vistancia is a guard-gated, 55+ active-adult community in far north Peoria, built around two private resort clubs, the Kiva Club and the Mita Club, plus the public Trilogy Golf Club at Vistancia. Over the three months ending August 2026, Redfin reported a median sale price of $639,591 in Trilogy, and most current listings show HOA dues of about $340 a month, billed quarterly. Trilogy sits inside the larger Vistancia master plan, but it operates as its own age-restricted community with its own amenities and homeowners association.

Located within the larger Vistancia master-planned community in north Peoria, Trilogy has a very different feel from a traditional neighborhood. The focus here is on an active lifestyle, with fitness, swimming, tennis, pickleball, social activities, dining, golf and a long list of resident programs.

For buyers considering 55+ living in the Northwest Valley, Trilogy is worth a closer look, especially if resort-style amenities are high on your list.

What Is Trilogy at Vistancia?

Trilogy at Vistancia is the original 55+ community within the larger Vistancia master-planned community in north Peoria.

Although it is part of Vistancia, Trilogy operates as its own age-restricted community with separate amenities and its own homeowners association. Vistancia's other sections include The Village, Blackstone and Northpointe. Northpointe also contains Ridgecrest, a smaller 55+ community, so age-qualified buyers in Vistancia have two options. Trilogy at Vistancia is the original one, with two resort clubs and a golf course.

One of the things that makes Trilogy stand out is that it has two major resident clubs: the Kiva Club and the Mita Club. Kiva is the original community centerpiece, while Mita was added as Trilogy expanded west.

Together, they give residents access to multiple pools, fitness facilities, courts, studios, gathering spaces, classes and community events.

What does that mean for buyers and sellers? Trilogy remains active, but this isn't a market where every home sells immediately. Pricing, condition, location within the community and upgrades can make a significant difference.

With nearly one-third of listings seeing a price reduction, sellers still need to pay close attention to where the competition is priced.

Trilogy at Vistancia HOA Fees

Most current Trilogy listings show HOA dues of about $340 a month, billed quarterly, according to MLS listing data on Redfin as of October 2026. Some homes list higher. All Trilogy owners are members of the homeowners association, which includes the Kiva Club and Mita Club, so the assessment is what pays for the clubs, the guard-gated entry and community programming. Golf and dining are paid separately.

Buyers should also budget for a one-time reserve contribution at closing and confirm every current fee in the resale disclosure packet for the specific home. Because Trilogy sits inside the larger master plan, it also helps to understand how HOA structures work across Vistancia.

Amenities at Trilogy at Vistancia

This is where Trilogy really separates itself from many traditional 55+ neighborhoods.

Kiva Club

The Kiva Club is the original resort club and is approximately 35,000 square feet. Amenities include:

  • Indoor lap pool
  • Outdoor resort-style pool
  • Fitness center
  • Fitness and movement classes
  • Tennis courts
  • Café Solaz
  • Alvea Spa (open to the public; services are paid separately, with resident pricing)
  • Meeting and social spaces

Mita Club

The Mita Club serves as another major gathering place within Trilogy and includes:

  • Outdoor resort-style pool
  • Fitness center
  • Movement and workout studio
  • Artisan studio
  • Four Sages culinary studio
  • Tennis courts
  • The Market Place
  • The Shallow Well poolside cantina

Pickleball courts are also part of Trilogy's community amenities. Between the two clubs, residents have a lot of options without having to leave the community.

Joe's Tip

If you're deciding between homes closer to Kiva or Mita, don't look only at the house. Think about which amenities you're actually going to use. If you're at the fitness center or pool several days a week, being closer to your preferred club can make a bigger difference than you might expect.

Trilogy at Vistancia stands out because of the access to state-of-the-art amenities such as the Kiva Club and the Mita Club

Trilogy Golf Club at Vistancia

The Trilogy Golf Club at Vistancia is an 18-hole public golf course designed by Gary Panks that opened in 2004.

The course plays up to 7,291 yards from the Tournament tees, according to the club, and winds through the Sonoran Desert terrain surrounding the community.

Trilogy Golf Club earned a 5-star rating in Golf Digest's 2008–09 Best Places to Play.

One point buyers sometimes misunderstand: the golf course is not a private residents-only club. It is a public daily-fee course, so golf is not automatically included with the Trilogy HOA assessment. That can actually be an advantage for someone who likes living in a golf community but doesn't necessarily want to pay mandatory golf dues.

Dining in Trilogy at Vistancia

Another difference between Trilogy and many Peoria neighborhoods is the number of food and beverage options available within the community.

V's Taproom

Located at Trilogy Golf Club, V's Taproom is open to the public and overlooks the golf course. It offers burgers, pizza, salads, entrées, cocktails and a rotating selection of beer.

Café Solaz

Located at the Kiva Club, Café Solaz is for Trilogy members and offers lighter food, sandwiches, pastries and beverages.

The Market Place

Located at the Mita Club, The Market Place is another members-only option for coffee, pastries and casual food.

The Shallow Well

The Shallow Well is a members-only poolside cantina at Mita Club offering food and drinks.

Having several places to grab coffee, lunch, dinner or a drink without leaving the neighborhood is a big part of the resort-style atmosphere here.

Who Is Trilogy at Vistancia Best Suited For?

Trilogy makes the most sense for buyers who want more than simply a 55+ neighborhood.

It's particularly appealing to people who want an active social environment and plan to use the community amenities, whether that's swimming, fitness classes, pickleball, tennis, golf, art, cooking classes or community events.

It is also popular with buyers relocating to Arizona who want a newer active-adult community and would rather have a resort-style environment than maintain a large property and private pool themselves.

If you're comparing Trilogy to communities such as Sun City or Sun City West, the biggest differences usually come down to the age of the homes, HOA structure, location and the type of amenity experience you're looking for.

Neither is automatically better. They're simply very different versions of 55+ living.
