Terramar is an established single-family-home community in North Peoria near 67th Avenue and Happy Valley Road, offering a different experience from the newer master-planned developments farther north. The community was established in the late 1990s and contains roughly 1,500 homes, with most of its housing developed around the late 1990s and early 2000s. Terramar includes neighborhood parks, walking and biking paths, mountain views from portions of the community and convenient access to the Happy Valley/Lake Pleasant retail corridor.
One distinction is worth making immediately: Terramar is primarily an established resale community, not an active new-construction development.

Where Is Terramar?
Terramar is located in North Peoria between 67th and 75th avenues, from Happy Valley Road north to Jomax Road. The community sits near:
- Happy Valley Road
- 67th Avenue
- Jomax Road
- Lake Pleasant Parkway
- North Peoria shopping and dining
- Loop 101
- Loop 303
- Westwing Mountain
- Sonoran Mountain Ranch
Terramar's location places it farther east than Vistancia and closer to I-17 than many of Peoria's westernmost communities.
What Is Terramar?
Terramar is primarily a detached single-family resale community consisting of 1,509 homes with two parks and numerous walking trails. Unlike Vistancia, Terramar isn't built around a golf course, large recreation center or resort-style amenity complex.
Its appeal is more straightforward:
- Established residential streets
- Neighborhood parks
- Walking and biking paths
- Mature landscaping
- Larger floor plans in portions of the community
- Private pools on many homes
- Mountain views from some properties
- Convenient access to established shopping and services
What Are Homes Like in Terramar?
Terramar includes both single-story and two-story homes, from relatively modest floor plans to substantially larger properties. Homes ranging in size from about 1,500 square feet into the 4,000-plus-square-foot range.
Depending on the parcel, you'll find:
- Three-, four- and five-bedroom homes
- Single-story properties
- Two-story properties
- Two- and three-car garages
- Private swimming pools
- RV gates on some homes
- Larger lots
- Cul-de-sac properties
- Mountain-view locations
- Homes backing washes or open areas
- Original-condition homes
- Extensively updated properties
Because much of Terramar is now around 25 years old, condition increasingly separates one home from another.
Terramar HOA
The Terramar Homeowners Association is managed by FirstService Residential. Recent 2026 MLS listings show dues of about $103 per quarter. As always, fees can change, so buyers should confirm the exact current assessment and all transaction-related charges through the resale disclosure.
What buyers should verify
Review:
- Current quarterly dues
- Transfer fees
- Disclosure fees
- Capital or reserve contributions
- Architectural guidelines
- Parking restrictions
- Rental restrictions
- Any pending special assessments
Insider Tip
Always confirm the legal subdivision and association attached to the specific property.
Terramar Parks and Walking Trails
Terramar's actual recreational story is its parks and paths. Two parks and numerous walking trails within the established community.
Terramar Park
Terramar Park is located at 6900 W. Happy Valley Road on the southern edge of the neighborhood.
Palo Verde Park
Palo Verde Park is located at 26200 N. 73rd Drive within Terramar. The park includes open space, playground facilities and basketball. But Palo Verde Park also has something much more unusual:
The Palo Verde Ruin
Palo Verde Park sits on the core of an important archaeological site known as the Palo Verde Ruin. City of Peoria records describe the site as a significant cultural resource that was once the largest prehistoric Hohokam habitation village on the New River. The Palo Verde Ruin was placed on the National Register of Historic Places in 2011, and in 2018 the City opened the Palo Verde Interpretive Trail to share the site's Hohokam history.

Schools Serving Terramar
Terramar is another Peoria community where city boundaries and school-district boundaries don't match. Terramar is served by Deer Valley Unified School District—not Peoria Unified School District.
Terramar Academy of the Arts
Terramar Academy of the Arts is a Deer Valley Unified school serving preschool through 8th grade, located at: 7000 W. Happy Valley Road, Peoria, AZ 85383. The school sits directly along the southern edge of the neighborhood and operates an arts-focused curriculum.
Terramar is served by Deer Valley Unified School District. Terramar Academy of the Arts serves preschool through 8th grade within the area, and Deer Valley Unified's official boundary lookup places Terramar within the Mountain Ridge High School attendance zone. Buyers should still confirm the assigned schools for the exact property address using DVUSD's boundary lookup.
Terramar vs. Westwing Mountain
These two communities are natural comparisons because they're both established North Peoria neighborhoods within Deer Valley Unified.

- School assignment should still be verified by address
- HOA fees published on broad aggregator sites may not represent the actual Terramar HOA

Terramar is a good example of why accurate subdivision-level information matters. Online neighborhood searches can mix Terramar with newer developments nearby, which can distort everything from new-construction availability to HOA fees and home-price ranges.
When we evaluate a Terramar property, we look at the actual subdivision, floor plan, condition, lot and recent comparable sales—not just the neighborhood name on a website.
