What Is Vistancia?
Vistancia sits in north Peoria, west of Lake Pleasant Parkway with convenient access to Loop 303. The community first opened in 2004 and has continued developing northward into the Sonoran Desert foothills; its fourth major community, Northpointe, opened in 2021 and represents the newest phase of the master plan. Vistancia includes new-construction and resale homes, gated and non-gated neighborhoods, luxury and custom properties, two separate 55+ options, two golf courses, community recreation centers, pools and sports facilities, parks and playgrounds, the 3.5-mile Discovery Trail, more than 1,000 acres of planned mountain preserve in Northpointe, two Peoria Unified K–8 schools, and nearby retail, dining and everyday services. The result is a community large enough that different sections can feel almost like separate neighborhoods.
Vistancia's four residential communities are also getting company. FIVE NORTH at VISTANCIA is a 320-acre mixed-use district taking shape at the community's north end — planned as a walkable "main street" of retail and dining alongside office, healthcare and employment space, plus up to 1,900 residential units long-term. David Weekley Homes has already secured land there for a gated residential section called Nexus at Five North at Vistancia, but as of September 2026 it's still listed as "coming soon," with no pricing or floor plans released. The Four Main Communities of Vistancia
The Village at Vistancia
The Village is the original general-market residential portion of Vistancia and contains a mixture of established resale neighborhoods and continued new-home development. Current new construction includes Saguaro Hills by DRB Homes, with single- and two-story homes ranging from approximately 1,486 to 3,027 square feet. Residents of The Village have access to two major recreation centers: the roughly 15,000-square- foot Mountain Vista Club (three pools, waterslides, an indoor basketball gym, tennis and pickleball) and the six-acre Foothills Center (a six-lane lap pool, playground and picnic areas). Blackstone at Vistancia
Blackstone is a private, gated residential community surrounding Blackstone Country Club, with mountain, desert and golf-course settings. Vistancia currently describes Blackstone's new-home development as sold out, so buyers here will generally be evaluating resale homes or existing custom properties rather than choosing from a traditional new-builder inventory. Blackstone Country Club's private golf course was designed by Jim Engh and opened in 2005; its approximately 30,000-square-foot clubhouse opened in 2007.
One important distinction: owning a home in Blackstone does not automatically include a Blackstone Country Club golf membership. Northpointe at Vistancia
Northpointe is the newest and northernmost major section of Vistancia, occupying some of the community's most elevated terrain between White Peak and Twin Buttes. Northpointe opened in 2021 and is planned to eventually include approximately 3,200 single-family homes, private recreation centers, parks, trails and roughly 1,100 acres of mountain preserve. Current builders include Pulte Homes, Beazer Homes and David Weekley Homes, with the Sovita Club serving as the primary recreation facility. For buyers who prioritize newer construction, elevated lots, mountain surroundings and the northernmost Vistancia location, Northpointe deserves to be evaluated separately from the older portions of the master plan.
Ridgecrest at Northpointe
Ridgecrest can be confusing because it carries Trilogy branding but is not the original Trilogy at Vistancia community. Ridgecrest is a 55+ Trilogy Boutique Community located within Northpointe, which Shea Homes describes as a smaller-scale active-adult community positioned in the Sonoran foothills. That gives age-qualified buyers two distinct options — Trilogy at Vistancia, the original, larger 55+ resort community, and Ridgecrest, the newer, more intimate 55+ community within Northpointe — and we'd recommend comparing the two separately, since their homes, amenities, HOA structures and overall scale differ.
Trilogy at Vistancia
Trilogy at Vistancia is the original 55+ age-restricted community within Vistancia. Developed by Shea Homes, Trilogy includes two major resort clubs — Kiva Club and Mita Club — with fitness facilities, pools, gathering spaces, tennis and other recreation amenities, and surrounds the Trilogy Golf Club at Vistancia, an 18-hole Gary Panks-designed championship course that opened in 2004. Unlike Blackstone Country Club, Trilogy Golf Club is a public daily-fee course, so golf isn't automatically included in the Trilogy HOA assessment. How We Value a Vistancia Home
For an actual property, we'd look at the Vistancia community and subdivision, builder, year built, floor plan, square footage, lot size, single- versus two-story, new construction versus resale, remodeling and upgrades, pool and outdoor improvements, golf-course location, mountain or open-space views, wash or preserve adjacency, gated versus non-gated neighborhood, HOA and sub-association structure, competing new construction, and recent comparable MLS sales. In Vistancia, the subdivision can matter almost as much as the ZIP code.

Vistancia HOA Fees
There are four separate community associations within Vistancia: The Village at Vistancia, Blackstone at Vistancia, Trilogy at Vistancia, and Northpointe at Vistancia. A separate entity, the Vistancia Maintenance Corporation, is responsible for certain shared master-plan elements — including portions of the Discovery Trail, entry features and common rights-of-way — and its allocated costs are generally incorporated into the applicable community-association assessments. Schools Serving Vistancia

Discovery Trail
The Discovery Trail is a 3.5-mile linear park running through Vistancia and connecting portions of the community through the Sonoran Desert environment.

Blackstone's builder inventory, by comparison, is currently described by Vistancia as sold out. That creates another consideration for resale buyers and sellers: a resale property may not be competing only against neighboring resale homes, but also against builder incentives, rate incentives, closing-cost assistance or inventory homes elsewhere within Vistancia — something automated home-value websites generally don't account for well.
Vistancia and the Loop 303 / TSMC Corridor
Vistancia's far north Peoria location puts it near one of the most significant development corridors in the Northwest Valley. Loop 303 provides regional freeway access, while TSMC's massive north Phoenix semiconductor campus sits east of Vistancia. Vistancia currently markets the community as being approximately two freeway exits from the TSMC development. That proximity doesn't guarantee future home appreciation, and buyers shouldn't purchase based solely on expectations about economic development — but the expansion of semiconductor manufacturing, suppliers, infrastructure and employment in north Phoenix and Peoria is an important part of the long-term development story surrounding Vistancia.

Getting Around From Vistancia
Location is one of Vistancia's biggest trade-offs. If your daily life is centered in north Peoria, the Loop 303 corridor, Lake Pleasant or north Phoenix, the location works very differently than it does for someone commuting daily to Downtown Phoenix, Tempe or Sky Harbor. For example, a typical commute from Trilogy at Vistanica to Sky Harbor International Airport on a weekday morning is right around an hour. However, rather than publishing a fixed commute time that changes constantly with traffic, we recommend testing the drive from the specific Vistancia property you're considering during the actual time you'd normally commute — that's much more useful than trusting an off-peak estimate from a listing website.
