P83 — short for Peoria Eighty-Three — is Peoria's dining, shopping and entertainment district along 83rd Avenue, running from Bell Road south to the Skunk Creek wash and between 75th Avenue and the Loop 101 Agua Fria freeway, anchored by the Peoria Sports Complex, spring training home of the Seattle Mariners and San Diego Padres. It's home to restaurants like Postino, Blanco Cocina + Cantina, North Italia, Revolu Modern Taqueria + Bar, The Social on 83rd and The Moon Saloon, plus national retailers and entertainment venues. It's a place to dine, shop and catch a game rather than a neighborhood to buy into, and it's a separate destination from Old Town Peoria's historic downtown core several miles south — different history, different lifestyle, covered in our companion guide.

What Is P83?

The City of Peoria rebranded this stretch of 83rd Avenue as P83 in 2010 as part of its economic development strategy, and the district has since added restaurants, shopping, hotels and entertainment around the Peoria Sports Complex. Today P83 brings dozens of restaurants, shops and entertainment options together in one part of the city.

The district runs from Bell Road down to the Skunk Creek wash and reaches west toward 75th Avenue, and Visit Peoria's district map names shopping centers such as North Valley Power Center and Arrowhead Crossing. Plan to drive between the district's shopping centers, then settle in at whichever cluster you land at.

Beyond those six, Visit Peoria's P83 directory lists sit-down restaurants including Abuelo's, Big's American Bar & Grill, Brave Sushi, Bubba's 33, Buca di Beppo, Denny's, Famous Dave's, Firebirds, Hash Kitchen, Headquarters Bar and Grill, IHOP, Manna Korean BBQ, Osaka P83, P.F. Shopping & Entertainment in P83

P83 is as much a shopping destination as a dining one. According to Visit Peoria, the district's retailers include Target, Ross, TJ Maxx, Nordstrom Rack, Old Navy, Ulta, HomeGoods, Hobby Lobby, DSW, Burlington, Five Below and Golf Galaxy. Entertainment options include Arizona Broadway Theatre, AZ Ice, Harkins Arrowhead 18, Urban Air and the Skunk Creek Trailhead, and the district has Comfort Suites, Hampton Inn and Residence Inn hotels for visitors. Tenants change, so confirm that a specific store or restaurant is open before you go.

Peoria Sports Complex, located at the heart of P83, is the spring training home of the Seattle Mariners and San Diego Padres

The Peoria Sports Complex & Spring Training

P83's anchor is the Peoria Sports Complex at 16101 N. 83rd Ave., spring training home to the Seattle Mariners and San Diego Padres, who share the ballpark. According to MLB, the City of Peoria extended both teams' leases through 2034. Spring training here runs from mid-February through late March. In 2026, for example, the first Cactus League games were on Feb. 20 and the Padres' schedule ended March 23.

During spring training, expect the district to be busier, so it's worth visiting in person during the season before deciding where to live nearby.

Nearby Neighborhoods

P83 is a place to dine, shop and catch a game, not a neighborhood to buy into. If you'd like to live close by, nearby established communities such as Fletcher Heights put dining, shopping and spring training within a short drive. We're happy to help you compare them, and our Living in Peoria guide is a good place to start.

Is P83 the Same as Old Town Peoria?

No. Old Town Peoria is the historic downtown core near 83rd Avenue, Peoria Avenue and Grand Avenue, several miles south of P83. P83 is newer, built specifically around dining, shopping, entertainment and the Peoria Sports Complex rather than historic character. Both are legitimate reasons to consider Peoria, but they're different areas with different lifestyles — see our Old Town Peoria guide for that side of the city.

Insider Tip

When a home is described as "near P83," ask how long the drive is to the part of the district you'd use most. The Bell Road side and the Paradise Lane side are different stops, and the district also reaches west toward 75th Avenue.

Pros and Cons of Living Near P83

The Trade-Offs
