North Peoria generally refers to the far-north part of Peoria centered on ZIP code 85383, where established neighborhoods give way to newer master-planned communities, desert foothills and the Lake Pleasant recreation corridor. “North Peoria” and “Lake Pleasant” don't describe one subdivision. They describe a broad portion of far north Peoria made up of very different communities, housing styles and price points—all connected by one of the area's defining features: Lake Pleasant and the surrounding Sonoran Desert.
This part of Peoria includes communities such as Vistancia, Sonoran Mountain Ranch, Westwing Mountain, Terramar, Tierra Del Rio and other neighborhoods throughout ZIP code 85383. Some offer active new construction. Others are established resale neighborhoods. You'll find golf communities, gated neighborhoods, mountain-view properties, 55+ communities, relatively traditional subdivisions and homes bordering desert foothills. That's why searching simply for “North Peoria homes” can be misleading.
The better question is:
Which part of North Peoria fits the property, location, amenities and commute you're looking for?
What Do We Mean by North Peoria?
For purposes of this guide, we're talking primarily about Peoria's 85383 ZIP code and surrounding northern communities, generally north of the established central-Peoria neighborhoods and extending toward Lake Pleasant.
This includes areas around:
- Lake Pleasant Parkway
- Happy Valley Road
- Westwing Parkway
- Vistancia Boulevard
- Loop 303
- Sonoran Mountain Ranch
- Westwing Mountain
- Terramar
- Tierra Del Rio

This isn't an official real estate boundary. It's a practical way to describe the part of Peoria where development transitions from established suburban neighborhoods into newer master plans, desert foothills, open space and the Lake Pleasant recreation corridor.
What Makes North Peoria Different?
Three things stand out.
The Sonoran Desert Setting
North Peoria has a noticeably different physical environment than much of central and south Peoria. Mountain foothills, washes, desert preserves and open land become much more prominent as you travel north.
Communities such as Westwing Mountain and Sonoran Mountain Ranch are built directly into that terrain, while Northpointe at Vistancia continues development into elevated desert land farther northwest. That setting can affect both lifestyle and property value. A home backing to a wash, mountain preserve or elevated open space may require a different comparable-sales analysis from an interior-lot home within the same subdivision.
Newer Housing
Much of North Peoria's housing stock is newer than the homes you'll find around Fletcher Heights, Dove Valley Ranch or central Peoria. There's also still active new construction in portions of the area. That means buyers may be comparing resale versus resale and resale versus builder inventory at the same time. Builder incentives, interest-rate buydowns and closing-cost assistance can become legitimate competition for resale sellers.
Lake Pleasant
This is the amenity that truly separates North Peoria from most of the Phoenix metropolitan area.
Lake Pleasant Regional Park
Lake Pleasant Regional Park covers approximately 23,362 acres of desert and water recreation in far north Peoria. The reservoir is part of the Central Arizona Project water system, and its size changes substantially throughout the year.
At its fullest, Lake Pleasant can approach 10,000 acres of surface water, while lower seasonal levels can reduce the water surface to just over 3,000 acres. Water is generally highest during spring and lowest during fall. That seasonal change is something residents who regularly boat or use the lake quickly learn.

Hiking Around Lake Pleasant
Lake Pleasant Regional Park currently offers approximately 18.8 miles of designated hiking trails, ranging from short half-mile walks to trails exceeding four miles. Popular options include:

- Cottonwood Trail

- Agua Fria Trail
Pipeline Canyon is one of the park's primary hiking destinations and provides views of both the lake and surrounding Sonoran Desert. Trail conditions can change with reservoir levels, so current park information should be checked before heading out.
Lake Pleasant History
The Lake Pleasant area also has a much longer history than the reservoir itself. Maricopa County's archaeological history identifies Hohokam occupation in the area from approximately A.D. 700 through 1450, with documented sites including villages, a farmhouse, stone-tool workshop and defensive site along the Agua Fria River. Additional archaeological locations were likely submerged after creation and expansion of the reservoir.

Sonoran Mountain Ranch
Sonoran Mountain Ranch offers a more established desert-foothill environment. It includes three gated parcels, along with trails, neighborhood parks and a wide range of home sizes without being centered around a golf course or major resort clubhouse. Westwing Mountain
Westwing Mountain is an established community built around the foothills near Westwing Parkway. The City of Peoria operates trail access at Westwing Mountain and Sunrise Mountain, making hiking and mountain terrain a major part of this area's physical character.
Westwing is also one of the areas where school-district assumptions can cause confusion because portions of northern Peoria are served by Deer Valley Unified rather than Peoria Unified.
Terramar
Terramar sits farther east near Happy Valley Road and is another established north Peoria residential area. Terramar Academy of the Arts, located at 7000 W. Happy Valley Road, is a Deer Valley Unified PK–8 campus, demonstrating why a Peoria city address doesn't necessarily mean Peoria Unified schools. The neighborhood also contains homes built over a relatively broad range of years, so home age and condition vary considerably.
Tierra Del Rio
Tierra Del Rio is another residential community along the Lake Pleasant Parkway corridor. Its location puts it near newer retail, Paloma Community Park and the northern Peoria growth corridor while remaining somewhat farther south than Vistancia itself.
North Peoria Communities at a Glance
Paloma Community Park
Lake Pleasant isn't the only major outdoor amenity in this part of Peoria. Paloma Community Park, located at 29799 N. Lake Pleasant Parkway, covers approximately 85 acres and opened in October 2020. The park includes a mix of active and passive recreation amenities and sits just south of Loop 303. Its Lake Pleasant Parkway location makes Paloma particularly relevant to nearby North Peoria neighborhoods.
Schools in North Peoria
Here's how to confirm the right district for any address. North Peoria is served by more than one school district, and a Peoria street address does not automatically mean the property is located within Peoria Unified School District.
For example:
Vistancia
Vistancia contains two Peoria Unified PK–8 schools: Vistancia Elementary and Lake Pleasant Elementary. Current Vistancia information identifies Liberty High School as the high school serving Vistancia. Lake Pleasant Elementary itself is a Peoria Unified preschool-through-eighth-grade campus at 31501 N. Westland Road.
Terramar and other eastern North Peoria areas
Other North Peoria neighborhoods fall within Deer Valley Unified School District. Terramar Academy of the Arts, for example, is a Deer Valley Unified campus at Happy Valley Road in Peoria.
What should a buyer do?
Verify the specific property address through the applicable district's official boundary system before relying on any listing, neighborhood website or third-party school site.
HOA Fees in North Peoria
There is no such thing as a “North Peoria HOA fee.” Association structures vary dramatically. At one end, you'll find relatively straightforward neighborhood associations. At the other, communities such as Vistancia can include separate community associations, gated-neighborhood assessments or additional amenity structures.
Some North Peoria properties may also have:
- Master association dues
- Sub-association dues
- Gated-neighborhood fees
- Capital contributions
- Transfer fees
- Amenity-specific charges
That's why HOA comparisons should always be performed property by property.
Insider Tip
When you're comparing two North Peoria homes, don't ask just: “Which HOA is cheaper?” Ask: “What are all of the mandatory fees, and what am I receiving for them?”
A higher assessment may include pools, recreation facilities, gated access or extensive community amenities. A lower assessment may cover little more than landscaping and common areas. The number means very little without knowing what's behind it.

New Construction in North Peoria
This is another major difference between North Peoria and many of Peoria's established neighborhoods. New-home construction remains active in parts of the area. Northpointe at Vistancia, including Ridgecrest, a Trilogy Boutique Community, is a new-construction area within Vistancia, and Vistancia's website currently also features new homes in The Village. Trilogy at Vistancia and Blackstone at Vistancia trade as resale.
That creates an important real-estate dynamic: resale sellers may be competing directly with homebuilders. A builder can potentially offer:
- Mortgage-rate incentives
- Closing-cost assistance
- Design-center incentives
- Quick-move-in discounts
- Appliance or upgrade packages
Those incentives can influence what a resale buyer is willing to pay. Anyone selling a North Peoria resale should understand not just the homes listed next door—but also what nearby builders are offering.
North Peoria and Loop 303
Loop 303 has become increasingly important to North Peoria. It provides east-west access across this portion of the Northwest Valley and connects north Peoria with major employment and development corridors.
Paloma Community Park, for example, sits just south of Loop 303 along Lake Pleasant Parkway. For properties farther north or west, Loop 303 may be a more important part of daily travel than Loop 101. That's another reason “Peoria commute time” is too broad a concept to be useful.
How Far Is North Peoria From Central Phoenix?
The answer depends enormously on where the house is. A home near Happy Valley Road isn't the same commute as a Northpointe property in the northernmost reaches of Vistancia.
Rather than relying on a single average drive time, we recommend checking the route from the specific property at the actual time you expect to travel. Traffic, freeway access and even which entrance you use within a large master-planned community can materially affect everyday drive time.
